Maintenance of the property that has been rented out, is shared between tenant and landlord. In general, small maintenance and repair will be at the lessee’s expense. Bigger and more fundamental maintenance is covered by the lessor.
Small maintenance and repair also include maintenance like painting the interior, replacing small items, unclogging the sewers and pipes, etcetera.
- Small repairs have to be an easy fix and should not be expensive. If so, they will be at the lessor’s expense after all.
- Kitchen appliances for example are part of a property and this equipment was also part of the rental agreement. A broken refrigerator will be at the lessor’s expense.
- A lessee should always allow the lessor entrance to the residence for repair and maintenance
- The lessee is responsible for all self-inflicted damage.
