We offer affordable property management for residences located in Amsterdam and its surroundings. When we receive a request for maintenance or repair, we will always check whether it is the responsibility of the landlord or tenant. We work with a large group of professionals that can take care of any defect. Below is a summary of what can be expected from us.
- First-line contact for any defect
- Organize the repair if the costs are below the agreed mandate. If costs exceed the mandate we will contact the lessor for approval
- Monthly offset of the maintenance costs
- Inspection of the defect before and after repair
- Option to do a recurrent inspection
- Communication of all relevant information with lessor and lessee
The activities do NOT include the regular checking and inspection of the accommodation in the light of Article 11a of the Opium Act, the client is responsible for this.
Costs
For property management we ask a fee of €55 inc. VAT per month. For this fee we are always the first-line to contact for any defects of your property. If action is to be taken we will charge an hourly rate of €55 inc. VAT. This will save you money compared to traditional rental agents, below is a calculation based on a monthly rental fee of €1500.

Difference: €1082 equals 19,7 hours of property management
We calculate with an example of 8% ex VAT because it is usually obliged to also purchase property management in combination with financial management. We have a basic charge of just €660 annually regardless of your monthly rent and financial management is not mandatory. This leaves room for at least 19 hours of property management based on a €1500 monthly rent. Our experience is that these hours are seldomly made. So you will save money on your property management, and your property is in good hands.
If you prefer to buy-off the property management, that is also possible. We will make an appointment to an appraisal at your residence.
